Job Type: Full-time

Salary Range: $80,000 - $110,000 + quarterly commission structure

Position Overview

We are seeking a Repairs (Reconstruction) Project Director in Santa Barbara, California to lead reconstruction projects from inception to successful completion. The role includes comprehensive oversight of project budgeting, scheduling, and execution, supported by a Project Accountant, Project Managers, internal trades, and in collaboration with estimators and subcontractors.

Key Responsibilities

• Receive and review job assignments to determine project requirements.
• Schedule and conduct initial job walks with stakeholders.
• Serve as the primary point of contact for customers, ensuring clear communication.
• Identify and document supplemental needs during initial assessments.
• Perform material takeoffs, initiate engineering and drafting tasks, and secure necessary permits.
• Develop and manage detailed project schedules to ensure timely completion.
• Provide regular progress updates to customers.
• Identify and engage subcontractors, drafting agreements as needed.
• Monitor project progress, ensuring real‑time updates are uploaded.
• Execute change orders and supplements, documenting all modifications.
• Create and manage project budgets using DASH.
• Track job costs, ensuring alignment with budget and profitability goals.
• Manage the collection of financial transactions, ensuring accurate records.
• Approve or reject subcontractor invoices based on project needs and budgets.
• Conduct site visits to ensure quality control and adherence to project specifications.
• Create and finalize a punch list to address any outstanding tasks.
• Obtain a Certificate of Satisfaction from clients upon project completion.
• Audit completed jobs and finalize billing processes.

Qualifications

• Proven experience in project management within construction/restoration.
• Strong leadership and interpersonal skills.
• Proficiency in DASH, Xactimate, and Excel is a plus.
