Construction Superintendent

Description:

We are seeking a highly organized and experienced Superintendent to oversee the day-to-day operations of the rehabilitation of 450 apartment units. Professionalism and the ability to communicate clearly, both verbally and in writing, are essential. This role is suitable for a seasoned Superintendent ready to take on expanded responsibilities or an emerging Project Manager with a strong field background.

This is a direct hire position with a salary ranging from $80,000 to $90,000, depending on experience. Work on the project begins in a few months, but the client is willing to start a strong employee early.

Key Responsibilities
  • Report safety-relayed items to PM. Stop subcontract activity until the work is being performed in a safe manner.
  • Ensure work in place complies with the project Specifications and Plans. In absence of plans or specifications, ensure installed products meet or exceed industry standards.
  • Know the schedule and work with field personnel to ensure it is adhered to; communicate with subcontractors as necessary.
  • Take directions from the Senior Project Manager and/or the Project Manager overseeing the assigned project(s).
  • Verify completed work by subcontractors who are submitting invoices.
  • Track completed work at assigned project(s).
  • Understand and work on scheduling with Microsoft Project.
  • Communicate with site management regarding progress and notices.
  • Join draw meetings and weekly site meetings.
  • Perform hands-on work at the site as needed or assigned.
  • Complete weekly reports and submit them to Project Executive by Monday of each week.
Work with subcontractors to
  • Obtain proposals
  • Help define/clarify scopes of work
  • Schedule and oversee progress of work
  • Encourage subcontractors to complete their work quickly and according to specifications
  • Ensure subcontractors comply with all OSHA and safety standards
Work with suppliers to
  • Order needed supplies (using purchase order numbers)
  • Follow up on ordered materials (ordered by company or subcontractors)
Work with company staff to
  • Code invoices to be submitted on draws
  • Ensure subcontractors have current insurance certificates
  • Follow up on needed items for assigned project(s)
Requirements
  • High school graduate; Associate degree or similar educational experience
  • A minimum of three (3) years in related work
  • Computer skills (Scheduling Programs, Microsoft)
  • Demonstrated ability to problem solve
  • Excellent organizational skills; detail-oriented
  • Demonstrated ability to manage multiple projects and meet deadlines
  • Able to manage and coordinate multiple tasks and projects accurately
  • Ability to quickly and appropriately prioritize conflicting demands
  • Able to stand, bend, reach, stoop and lift up to 60 pounds
  • Able to work overtime as needed
  • Able to travel locally / state / national / international
