Overview

The Maintenance Director is responsible for the maintenance and upkeep of the physical plant including, building, grounds and all engineering. Supervises the engineers and may be required to supervise other staff positions. This position is a working director and reports to the Executive Director.

Essential Functions

  1. In consultation with the Executive Director, hires, trains, disciplines and terminates department staff in accordance with Senior Lifestyle Corporation human resources policies.
  2. Implements and maintains preventative maintenance programs (TELS and daily checklist).
  3. Coordinates compliance with local, state, and federal building codes and guidelines, MSDS, OSHA, EPA regulations, fire codes and other relevant rules and regulations.
  4. Coordinates with contractors and vendors ensuring insurance and licenses are current.
  5. Conducts regular inspections of all Life Safety Systems including fire extinguishers, sprinkler and alarm systems.
  6. Works closely with Executive Director in creating and scheduling capital budgets.
  7. Establishes and obtains bids for all capital projects.
  8. Coordinates annual maintenance programs for apartments and common areas.
  9. Coordinates necessary repairs and maintenance in apartments and common areas including refurbishment for move-ins.
  10. Ensures that the outside of the property is maintained including landscaping and snow removal.
  11. Coordinates the removal of garbage and trash for the property.
  12. Coordinates staffing schedules to ensure the proper maintenance of office public spaces, residential apartments, and grounds.
  13. Prepares and follows approved budget.
  14. Maintains utility consumption and expense files.
  15. Maintains inventory control for all general supplies, parts, and equipment.
  16. Maintains all required maintenance files.
  17. Schedules and conducts training sessions and department meetings.
  18. Informs Executive Director of any resident issues or concerns.
  19. Prepares resident charges/billing for extra services when applicable.
  20. Understands and implements the role of the department's safety and disaster plan.
  21. Heads safety committee meetings.
  22. Participates in the Manager on Duty program.
  23. Obtains a Certified Pool Operator's license.
  24. Attends all required training, in-service, and staff meetings.
  25. Ensures that all company uniform and grooming standards for the department are followed.
  26. Strives to maintain a safe working environment through the preservation of equipment and the achievement of safe working practices.
  27. Maintains a positive and professional demeanor towards residents, visitors, families, and co-workers.
  28. Adheres to all policies and procedures of Senior Lifestyle Corporation.
  29. Performs other duties as assigned.

Qualifications

  • An Associate's Degree or equivalent from a two-year college or technical school; or two years related experience and/or training; equivalent combination of education and applicable experience.
